Investing In East Europe's Romania- Law and Order

As I will travel this summer to Romania, representing some investor's interest in Real Estate Investment, I'll research and document, every aspect and opportunities to conduct real estate transactions in that part of Europe... I'll bring back interesting facts and realities about this new - hot spot - for years to come.

Why investing in Romania?

Over the last decade many multinational companies discovered real estate investment opportunities in Eastern Europe. The most successful investments to date have been in Poland, the Czech Republic and Hungary. However, it is the opinion of many International Investment Banks that these markets are almost saturated thus diminishing the returns on investments. The time is therefore right to look at an alternative - the Real Estate Investment Market of Romania.

The political changes in East Europe have led to interesting events for investors, especially for those who are in vesting in Real Estate. Romania, the last East European Country that joined to European Union, surprised the world of investors generating a lot of opportunities, unexpected by Real Estate Investors.

Many of such interesting events happened before the entrance in European Union, just after leaving the communist block, in 1989.

  1. First major event in field of Real Estate was the selling of all apartments in the property of Romanian State, to the Romanians who lived as renters in those apartments. It was a huge number, estimated at 2 million apartments. This fact led to the growing of the offer of apartments for sale, at very low prices, beginning from 1000 $. The prices have grown from then, 100 times.
  2. Second major event was the returning of the properties confiscated by communist regime from there owners. It was a number of hundreds of thousands of apartments, that made the offer at sale to grow, but this time the prices were beginning from 10,000 $, being 5 years later than 1-st event.
  3. The last event was a solution that Romanian state tried to give in return of confiscation of factories and little businesses in all sectors of economy. Even now, this is solved only partially, and is possible never to be solved. In this third part, enters the properties of former Romanian King, Michael of Romania. He still lives, was welcomed back in Romania, and a big part of His properties were given back. One of these properties is Royal Summer Castle, in the little village of Bran, in the region called Transylvania, a Castle over named Dracula's Castle.

Dracula's Castle The Romanian Royal Family is definitely intending to sell the castle at a price bigger than 60Mil Euro. In the process of selling is interfered the City Hall of the town Brasov, the region's capital. But if an investor will offer more than the City Hall is able to invest, then, the castle will be sold at the best price.

For investors who are trying to test and enter the East European Market, the last two countries admitted in European Union at first of January 2007, Romania and Bulgaria, are a really New El D'orado. The Real Estate Transactions have grown here in last 17 years, after fall of the communism. But now, the approaching of Romanian Property Laws to those of European Union, are making safer this kind of transactions. Never would happen in Romania the problems that buyers were forced to endure in Mexico and other Countries of Central or South America, where properties were lost because of an unsafe System of Property Law.

I haven't seen yet much information on the sale of Dracula's castle (apart from the usual Romanian media blurb - "yes, it is up for sale but no, it cannot be sold" :) ), but I can vouch for the value and potential of the Romanian properties, which have been increasing year after year since the beginning of this decade. I am running a real estate information website on Romania, www.romanianpropertynews.co.uk, where I try to keep an eye on the ongoing development projects and it looks like, over the next few years, we're likely to see quite a bit of activity (read 'substantial profits' :) ) from all types of real estate investments in Romania - land, flats, and houses/villas.
