It happens to you too?...

Do you know that sometimes I get great ideas for a blog subject just by reading and commenting on other blogs? I red a comment on one of my blog.

It was a quiz about two properties next to each other. One was in foreclosure and had a visible neglected lawn. But someone commented on the exterior colors of the house. Indeed the choice of colors were bizarre and very much in contrast with the next door property.

That reminded me of a fact that every-time when I go to see a property. I feel an inside restlessness, very much like the one I feel when I go to meet someone for the first time. It is a mental preparation to get in touch with my intuition that will tell me "something" I should pay very much attention. It tells you if the place is a happy, welcoming, promising and inviting... Just by looking at a property, after first 5 minutes, I get my first solid impression about what I have in hands. And guess what!... Almost with no exception I am right.

Someone's home tells you a lot about the owner(s) hobbes, interests, personality, obsessions, outlook in life... just enough to prepare you facing the challenge of selling or buying that property. Interestingly enough is that based on that you can " match" the potential buyer with the owner that needs to sell.

And is all about the curb apparel, the staging, the smell, the light and above all the energy of a place.

Nice post...I'm surprised how many sellers overlook the "smell" factor!

Good recommendation. Now tell me, how do you go about finding a smelly buyer or advertise for people that appear somewhat disoriented.

I know the answer. You put a sign in the yard and they come flocking. I am always amazed that the house attracts the appropriate buyer.

I always make sure to have something that smells nice just incase. The smell of cookies baking is always  a hit!!

Dominic: You have a great listing... Hope you sell them all. As far as the smell of cookies baking you are right. My grandmother told me that is nothing more magically attractive to a home than the smell of cinnamon apple pie.
