Presidential election a turning point in housing market???

Will the presidential election of 2008 mark a turning point in American political history?

Now, as the intensity of the presidential campaign ramps up, serious headwinds are threatening to push the economy into a recession, which is putting stock investors on edge. Home prices in many of the nation's biggest cities are falling at record levels, while while subprime borrowers are defaulting on their home loans at alarming rates. The subprime mortgage crisis, has led many thousands of homeowners to lose their houses and caused trouble in the financial markets, is becoming a campaign issue.

After years of robust growth, the housing market in Las Vegas has been beset with the highest foreclosure rate in the nation, as well as a drop in prices and declining sales.

 

Nevada still attracts 6,000 new residents every month, and business analysts predict that the casino industry will bring 80,000 new jobs to Las Vegas by 2012. But the state's housing woes are not only forcing tens of thousands of Nevadans out of their homes; it is also having a ripple effect on the entire economy, according to housing and financial specialists.

There are still 6 months to go until the November election. That's still a lot of time to pass - 6 months ago such deep credit woes weren't considered likely, and now look where we are.

 


We'll have to wait a year to know if history turns out to be on investors' side.

What are we blogging about?... You tell me!

How do you like this for a fact: Five years ago, the total number of Internet blogs was put at around 50. Today, the estimates range from 2.4 to 4.1 million.... I would say; Now we're talking!...

But what are we talking about?... That'll probably be the greatest challenge as we can talk and talk and talk and talk for days on end... (in fact, we can talk for so long that people die, go to heaven, are reincarnated, and we are still sitting in front of the computer - with bleeding fingers - typing... Or is that just my subconscious talking? :-)

Quantity doesn't mean quality "for sure" but one thing is "for sure", blogging opens a wide door for our minds to expend, learn, observe and absorb everything that is important to our individual development.

To whom are we talking?... With the instant translation in any language, you may think of, all around the world... blogging exploded into a massive global form of communication, information, debating and sharing opinions. The old websites, no matter how brilliant and attractive, become as ancient as a Dead Sea scroll...

 

 

Look who is talking!!!... No limitation of any kind: Equal opportunities for everyone who have a pad, a mouse and a Webster handy! (brain is not mandatory...). They can get as silly as they can be, as offensive as they can be, as boring as they can be ... and of course as brilliant as they can be.

Even dogs can do it! "Cause dogs aren't GEEKS!" ... Woof, woof!

With about everything under the sun in the blogging world... the business world can be a very stuffy and uptight place if one lets it. Blogging about your business is an entire different ball game. Blogs are already moving up market and improving. The term "Professional Blogger" is no longer an oxymoron... Here we are!  ActiveRain is an example of just that: " having a good time, fun while doing business at it's best".       I thing we've got it right!

And... Yes, blogging is entertainment. It is performance. Each blog post a show, sometimes an opera, sometimes a 30 second commercial. Like a show, it may start with a bang, lead you along from song to song, have a great climatic moment, then leave the audience wanting more.

Tax results of a Foreclosure, Deed in Lieu of Foreclosure, or Short Sale ...

Most people are shocked that they can lose their property and still owe taxes on the profit. We often hear people say that they prefer to be foreclosed since they will not owe any tax, but if they sell (and have no net sales proceeds) they will owe substantial tax. WRONG!

Just how much and what type of tax the IRS expects after a foreclosure depends in large part on whether the loan is of the recourse or nonrecourse variety.

The tax results of a foreclosure, deed in lieu of foreclosure, or short sale depend on the nature of the loan: whether it is recourse or non-recourse. Recourse means that the borrower has personal liability for the loan, in addition to the risk of losing his real property.

With a recourse loan, the debtor is personally liable for the debt. In a foreclosure, it means if the property sale proceeds are not enough to cover the outstanding mortgage, the debtor must pay the difference. This includes interest that accrues during the foreclosure process.

A nonrecourse debt, however, is secured by the loan collateral. If money from sale of the property doesn't cover the outstanding debt, the lender has no legal ability to get the additional funds from the debtor.

Tax Analysis Examples:  FORECLOSURE/SHORT SALE BROCHURE

1) Bob owes $100,000 on a property he bought for $130,000, now worth $80,000. If Bob is foreclosed, gives the property to the lender, or the lender accepts a short sale payoff, Bob is taxed as if he had sold the property for $100,000.

Bob's loss of $30,000 is not deductible if it is his residence, but is deductible if the property is a rental.

TAX TIP: If you expect a loss on your own home, move out, rent the property, and then the loss may be deductible since the property is a rental!

2) Sam owes $100,000 on a property he bought for $95,000, now worth $80,000. If he is foreclosed, gives the property to the lender, or the lender accepts a short sale payoff, Sam is taxed as if he had sold the property for $100,000.

Sam's profit of $5,000 is subject to the rules for sale of residences [2 year rollover & Over-55 Rule apply], or rental property, depending on Sam's use of the property.

3) Ted owes $100,000 on a property he bought for $95,000. At the foreclosure auction, it sells for $110,000. Ted is taxed as if he had sold the property for $110,000.

Whaaaa???... Can I burn calories while Blogging?...

How many hours are we spending in front of the computer writing, blogging, emailing, making appointments, researching or marketing? Just come up with a number... 4-5 hours per day?
I know I do. As for the rest of 4-5 hours I spend running around keeping my appointments, meeting with prospective clients, showing properties and all the rest we do in our profession.
Sounds familiar?... Well, but still the hours we spend in front of the computer ( 4-5 hours/day x 6 days/week = @30 hours --- that's is 30 miles per week --- ) is a real problem for our health.

 Considering that a slow walking on the treadmill is equivalent of 1mile/hour ...what are we getting at the end? 4-5 miles per day GREAT!
So, can I burn calories while blogging! Whaaaa??? ...You heard right!
Dr. James Levine of the Mayo Clinic came up with the idea of a "Treadmill Desk". The idea is to work out on the treadmill while using the board build in the treadmill... The "Treadmill Desk" can be anything that feed your needs, including the computer screen and board.
What is the whole idea about using the treadmill? ... Going on with your daily business routine while walking your daily walk... Walk the walk and talk the talk the talk!... or write, chat and email... while walking slowly, chopping down your calories.
I am sure that by now some of you already saying: " Well, no thank you!... why should I do that?... when I can spend few hours at the gym instead and just enjoy my coffee, my comfy chair in front of my computer and not be bothered."
It all depends on who you are. If your life style doesn't interfere with your age, weight or medical condition than I guess It's OK. But I believe that we all are affected in a way or other by the stress and sedentary side effects.
Wouldn't be great to get your 4-5 miles per day of walking while working on your computer?... blooging could become our ticket to healthier, funnier longer life.


What can be better than... Burning calories while blogging???
