"Hope Now" - "Project Lifeline" ... Help for distressed Homeowners
There were so many critics on Capitol Hill complain that too many financially-stressed home owners aren't getting help from lenders to modify their loans, lower their rates or freeze them -- and keep them out of foreclosure. Washington Report: Hope Now Alliance

HOPE NOW Alliance Created to Help Distressed Homeowners.
The HOPE NOW collaboration of credit and homeowners' counselors, mortgage services, and mortgage market participants was formed with the encouragement of the Department of the Treasury and Department of Housing and Urban Development.
The alliance will:
- Explore a variety of methods to reach out to at-risk homeowners, including a direct-mail campaign to encourage at-risk borrowers to call their mortgage servicer or a credit counselor.
- Sending out letters to sub-prime borrowers' homes much in advance, 120 days or so encouraging them to contact their lenders.
- Ability to refinance out of high priced sub prime loans into more affordable mortgages.
- Broadening state power temporarily to include home mortgage refinancing into tax-exempt bond programs.
- Work to improve communications between services
- Non-profit counselors to speed outreach and to develop and explain options for at-risk borrowers.
- Develop standards with investors to enable counseling sessions for homeowners to be funded by servicing contracts.
"Project Lifeline"
The new effort is designed to keep financially-stressed homeowners out of foreclosure. Will be open to all borrower's prime and sub-prime who are 90 days or more delinquent on their mortgages. Additional lenders are expected to jump on board in the coming weeks.
Both "Hope Now alliance" and "Project Lifeline" are foreclosure interventions concept of -a pause- a voluntary and temporary stopping of the clock for burrowers on the brink.

Why Am I Not Getting the Business?
I been looking for an answer to this question for long time, as so many others I am sure... The answer rests on many levels. Is not solely because of the slowing down of the real estate market but it is somethings about our own approach to our profession. There is no doubt that is indeed the trying times for all of us and test of endurance.
It is particularly tough for those real estate agents who started their profesion for the last few years. The short time in the field combined with the difficult real estate market, we're facing, raised many challenges: limited resources and an absolute need to make money to survive.
Yesterday an article caught my eye: Ask Dr. Real Estate: Why Am I Not Getting the Business? by Dr. Ken Edwards
It is in many ways I found valuable words of wisdom and valuable advise. Become active in several local community service organizations.
- Be Picky
Join only those organizations to which you are genuinely and honestly committed. This way you meet a lot of people, and make the kind of impression that would make them like you and trust you.
- Don't Be a Secret Agent
Never keep it a secret that you are a real estate professional. It's absolutely incredible the widespread interest in real estate. Wherever you go and meet people talk about real estate. You will be surprised how interested people are in talking about this subject with a professional. Is like giving a free consultation. And don't forget to carry with you your business card.
- Focus on the Mission
" First, if it were not for the airplane, there would be no need for an Air Force. Second, if it were not for the requirement to be ready to go to war, there would be no need for a military." Dr. Ken Edwards
That is so eloquent analogy... In other words, in spite of all ods, will always be a real estate market there that will always need the agents working on the field.

Real estate mutual funds ... a good investment?
A real estate mutual fund's (REMF) is a direct or indirect investment in Real Estate. It collects funds from investors and invests them in real estate. It will be governed by the provisions and guidelines under the SEBI (Mutual Funds) Regulations 1996.
Housing and Real Estate is a major portion of national wealth. In spite of periodic ups and downs, the Real Estate is still rapidely growing in the general economy. Investments in real estate provide opportunities for capital appreciation as well as periodic rental incomes. Over a long term, real estate provides good returns.
REMF founds invest though the real estate investment trust (REIT). A REIT owns and manages real estate properties like shopping complexes, apartment complexes, office complexes, hotels etc. REMFs will provide adequate capital for developing infrastructure by channelling small investments into the construction sector.
The negative side is the Real Estate Trust (REIT) could end up in speculations in the Real Estate Market if strong regulation and guidelines are not enforced... As the capital requirement to invest in real estate properties is quite high (therefore is not easy for small investors to invest directly in real estate) REMF offers to small investors to invest smaller amounts and enjoy the benefits of investments in properties.
Is the Real Estate mutual found's (REMF) a good investment after all?
Stability
There is little co-relation between the real estate market and the stock market. Therefore, investments in REMFs will add another dimension in lowering the risk in an investor's portfolio.
Good returns
The returns from investments in real estate in the form of capital appreciation and rental income are generally very good over the long term.
