Sell by owner... hard option!

Selling your homeFor sale by owner, is when a homeowner sells a home without an agent. Selling your home isn't simple, but if you're willing to wear different hats, this deal can save you 5 percent to 7 percent, or an average $9,000, in brokerage commission fees.

Of the approximately 5.5 million single-family homes sold in the United States each year, less than 15 percent are sold without a real estate agent. However, some people who tried to sell their home on their own gave up because of pressure to move quickly.

But sellers could be motivated by other reasons to go it alone. Some people have realized zero home appreciation. Forced to move by careers or family, these people just want to get their equity and pay off the mortgage without having to borrow.

Because sellers go solo, they must educate themselves on pricing, advertising, negotiation, marketing and closing. They must also coordinate with the title company, bankers and possibly an attorney. One good way to do this is by talking with professionals, including real estate attorneys, agents and title companies. Also there are online how-tos such as Owners.com's Seller's Handbook.

Simple way to attract success.

The subject was debated and talked about so many times... Nothing new! Just a reminder that we all have to review once in a while as life have the tendency to wash our concentration and desire away.

It is true for me. In the mids of life trials and tribulation I forget the most important think. To stay focused and don't let go of my CONVICTION to ATTRACT positive energy around myself and everything I do in my professional life.

I often hear my clients say things like, "Why does this have to be a Struggle?" or "I'm feeling desperate, I need more clients." For my benefit and yours I'll outline here the 5 steps of the Law of Attraction

1. Be aware of what you don't want. Unbelievably, it is essential that we all know what we don't want. Why? It helps us identify what we do want. What don't you want in your life? Make a list and write it down.

So what do you want in your life and/or your business? If you're like most of my clients you list off "Do Wants", reads something like this: I want an abundance of clients, I want a full bank account, and I want a 6 figure income", and so on. Please be detailed in your list of your Do Wants.

2. Clear your beliefs. What does that mean? It simply means to do a little soul searching and find the self-limiting beliefs that get in the way of your success. Here are beliefs I often hear:

  • "I don't have what it takes"
  • "I'm not smart enough"
  • "I'm afraid of failing"
  • "I can't find any joy in my work"
  • "If I succeed, I'll have to give up my family life"

3. What are your Self-Limiting Beliefs? Here's the crucial thing to know, even if you are doing all the right marketing strategies, you would sabotage your success as long as these beliefs are hidden away in your consciousness or unconsciousness. What are your self-limiting beliefs? Write them down.

4. Feel what it feels like to have your ideal professional life. Simply put, when you "act as if", you send an energy out to the universe that magnetizes the results to you that you want. I will elaborate in detail on future articles.

5. The last step is the most understood. It's called "Allow". In other words, allow your desires to come to you. What does allow mean? It means to suspend doubt and assume that what you want is on the way.

The secret of "Craig's list" success...

In 1995, the very first post on Craigslist was done. For the most part Craig Newmark did they vast majority of submission to the site himself. Most of the earlier postings to this site were in regards to social events and similar topics leaning more towards the Internet industry in the San Francisco area.

Craigslist became successful largely by following certain guiding principles, rather than by following an explicit strategy. It has been stated that the reason Craigslist is so popular is due to the people that utilize the website are able to have a voice.

Craigslist creates a culture of trust around the site in many ways:

  • Craig and the Craigslist staff actively respond to user e-mails.
  • Craigslist does not make any major changes to the site without first announcing and testing response from users.
  • Craigslist actively incorporates user feedback into the product.
  • No banner advertising on the site contributes to the perception that Craigslist is "not in it for the money"
  • Users are the primary mechanism for filtering inappropriate/miscategorized content. Craigslist has some mechanisms for preventing the posting of inappropriate content, but for the most part, it is up to the users to flag content.
  • Lastly, the .org domain name contributes to a non-profit perception (Note: Craig did not feel that many users care or think about this)

Craigslist has done a terrific job of removing barriers for users to post and browse the site. Perhaps the key product decision was not requiring user registration, thereby allowing anonymous posting and browsing. A simple, text-based format was also important in the age of dial-up connections to keep site performance fast. The user self-service site publishing tools are also intuitive and core to the site.
