Las Vegas Housing Market

Some of his stats:

  • 9,200 foreclosures so far this year
  • No more building permits will be pulled until October
  • Builders are building only for qualified buyers under contract with a three to six month wait time for a new home
  • 23,000 new homes are on the books, including condos and townhomes
  • 25,338 resales are on the market; the average is 12 to 24,000, which usually represents a 9-month inventory
  • 1,400 single family homes were sold last month, which is down from 7,000 last year
  • The median single family home price has declined to around $305,000 and ‘experts' think it will go down another 40% before the market turns around
  • Experts say we have another 18 to 24 months of decline before a turn-around
  • Growth in the community remains strong; we still have 5,000 to 6,000 new move-ins each month
  • High-rises and custom homes, $2 million and up, are doing well; about 20 to 30 sales each month
  • Commercial rental rates are steady at around 2.50 to 2.70 per square foot

What happens in Vegas stays in Vegas? OR not!

What is the catch behind the commercials promoting Las Vegas Tourism... What happens in Vegas stays in Vegas? Is that referring to all the smarmy tradeshow traffic, the newly divorced set, and movie stars with highly publicized gambling addictions?  Or is more to it that meets the eyes?

It is such a need to invigorate the tourism so that lately there is a new commercial promoting Las Vegas Tourism... "Bring the Family to Las Vegas" campaign, confusing the crap out of the average American, who, understandably, was under the impression that the place was dubbed "Sin City" for good reason.

These days most of the roller coasters and goofy kids' attractions have been disassembled leaving the town in dire need of the vacationers of old - philanderers, alcoholics and bitter, middle aged women looking to validate their fading attractiveness.

"What happens in Vegas, STAYS in Vegas." Holy crap. Are there any words more magical than these??

The bottom line here? Go to Vegas. Get drunk, lose a few bucks, see a show or two. But don't think for one second you can get away with anything other than that.

An " AHA MOMENT! " How to score more points

AHAIf writing is an art, then, blogging is one way of using words to come up with an art. This is because people who are into blogging are the ones who are artistic on their own sense, carefully choosing words that would best describe their feelings, sentiments, wishes, desires, and everything.

Too often, blogging seems like a self-indulgent, running-off-at-the-keyboard sort of thing. Ah yes...it is so therapeutic...at least I thought so at the time...But then later I started thinking it was more self-hypnotic because I actually started to pay more attention to what I was writing ... Realized that my Posts only add a 200 points on my account each time I publish one, but never exceeds the 200 points. Than I made a discovery... The 200 points go up if the comments, on your post, exceeds a certain number of hits. I search further and finally... An AHA MOMENT! "So that's what it's all about".

  • It is not ONLY to post, you stupid! It is what you write about that matters!

I see the challenge... But at least I got the answer.

Going further on my research I had another AHA MOMENT! "So that's what it's all about" like. After selecting a topic on "Browse Groups" and surfing over the "Post to Group" my eye got caught by the last 3 vertical column :

  1. "Post / Poster"
  2. "Comments"
  3. "Views".

These 3 columns speak volume and hold the key of your success. 

"Post / Poster" represents the power of your post title. Remember? Make it catchy!

"Comments" & "Views". The ratio of these 2 numbers holds the key of the points received on your post. Sliding up and down and calculating the ratio for some I got:

Views/Comments = Ratio

How I got 500 comments on my AR BLOG POST in 3 days.

Ratio represents the responsiveness to your post. The higher Ratio means less responsiveness. What all that means? Your post can be absolutely fantastic but the response to it is not equal. Why?
