GLAVAR - News

Here is your FREE 13-Language website from GLVAR and Immobel.com

Thank you for choosing us as your link to the world of real estate industry. The following contains instructions for setting up your personal 13-language website from the Greater Las Vegas Association of REALTORS® and immobel.com.

Detailed instructions are available in the Setup Wizard, just go to:

http://www.glvar.immobel.com/and follow the prompts to set up your web site.
Alternatively: You can enter from the link on the "My Profile" page when you log on to LasVegasRealtor.com.

Login & Password to enter the Setup Wizard are your usual ID for logging into the MLS system, your public and private ID's.

This is IDX!! Your website will display the active MLS, usually more than 19,000 listings, plus your personal listings will also be displayed as "Featured Properties" if you enable that feature in the Setup Wizard (be sure to tick the box) and be sure to enter your agent ID# (the one that identifies your listings in the MLS system.) All of the information that is entered in the Setup Wizard may be changed and customized for you. You can't hurt it! Play with the options until it looks just like you would like it to. Additionally, if you already have a website, you may display the multi-language flag bars by going into "Advanced Setup" and select the option to "Manage Language Bars on your Existing Website" or click on the "add your immobel website to your existing web site" to see the language bar options.

Note: When you log in for the first time , you will go into the Setup Wizard and answer the series of questions, such as your name and contact information. It should take you about 20 minutes to complete the Setup Wizard and activate your site. Once the site is set up and running you can always come back to http://www.glvar.immobel.com/and change any of the information previously entered.

One of the cool things you can do on this site is to email a listing in full color to anyone from this service - - just look up the listing you want to send, in the language you want to send it to them in, or select that language and enter the MLS# to get to that listing, then click on the "email a friend" link and it will go out in that language, with your web site frames around it. You can also include a personalized message on the listing. This is a great listing tool! You can email prospective clients a sample listing to show them how you will market their listings in 13 languages. Use it as an introductory email, with your personal message on it, and wait for the phone to ring!

Still not easy to go green.

Green trends have come and gone over the years, and some skeptics wonder how long-lasting this one will prove. Solar energy was a big promise in the 1970s, but failed to take off after oil prices fell again. In the 1990s, with green materials like alternatives to wood and solar rooftop panels in short supply, builders faced spending as much as 30% more to use green designs instead of conventional ones. This time around, proponents say the economics have changed. As energy costs have spiraled and the cost of green technology has dropped, consumers are increasingly eager to embrace new techniques that, over time, can save them money.

Las Vegas -Nevada- has most of the natural resources to implement the benefit of the solar energy... In fact with almost year around of sun exposure, this natural energy is still untapped pottential of saving energy.

LEEDClark County has approved entitlements and zone changes for Green Valley Lofts, a residential development in Las Vegas that is being designed for LEED certification by the U.S. Green Building Council and Energy-Star Rating by the Environmental Protection Agency. The project will be the first mixed-use, midrise building in Las Vegas to incorporate Green building construction.

Green Valley Lofts possesses an exceptional location on Green Valley Parkway and panoramic views of the Las Vegas Strip and mountains. The building will substantially reduce the energy cost for tenants and minimize the impact of construction and maintenance on the environment. Green Valley Lofts will incorporate advanced technology and numerous "green" attributes to establish the project as one of the most sustainable developments in Nevada.

                                                                      *** *** *** ***

Still not easy to go green... Need more projects, green developments, movement towards greener homes and an educational approach available to the large consumers.

LAS VEGAS - Mountain's Edge - 80 acres Exploration Park

LAS VEGAS - Mountain's Edge opens park

MOUNTAIN'S EDGE

Master Planned living is suburban living at its best. It represents many neighborhoods of different price ranges and sizes in an area supported by schools, churches, shopping and cultural events. Master Planned Communities also have recreational activities such as golf courses, walking trails and beautiful community parks. Approximately 700 acres will be dedicated to public facilities, including schools, a fire station and shopping centers. Another 550 acres are reserved for parks and recreation, including a 320-acre regional park and an 80 acre natural mountain park near the entrance to the community.

Mountain's Edge, a master-planned community in the southwestern portion of the Las Vegas Valley, has opened Exploration Park. At 80 acres, Exploration Park encompasses Exploration Peak at the community's main entrance, and features volleyball courts, horseshoe pits, picnic areas and an amphitheater.

The park will include the Western Theme Park, which blends elements of the community's geography and history. The parks of Mountain's Edge will be interconnected through a series of paseos throughout the development. The paseos integrate the existing desert landscape into navigable paths for the estimated 30,000 community's residents.

"Home buyers who have bought at Mountain's Edge have credited the community's dedication to the environment, while providing an active outdoor lifestyle as a key reason they wanted to own a home at Mountain's Edge," Stocker said.

The landscape used throughout the community is all drought-tolerant, requiring minimal water to thrive, but still providing a shady and colorful environment. Turf usage will be minimal and will be found only in park areas.
