CityCenter in Las Vegas. The iconic 60-story, 4,000-room hotel /casino will become the focal point of the Las Vegas skyline. At the heart of CityCenter, the retail and entertainment district by Studio Daniel Libeskind will feature high-end retailers, fashionable clubs, gourmet restaurants, galleries and more under a crystalline canopy of unprecedented brilliance. For the interior architecture, David Rockwell and Rockwell Group will create an experiential environment to complement the overall city scene. The designers actually hope to receive a Leadership in Energy and Environmental Design (LEED) certification for this project.

MGM Mirage

A design scheme for Project CityCenter in Las Vegas

The most expensive private project ever, the MGM Mirage City Center is set to transform the strip and Las Vegas.

Transbay Transit Center in San Francisco. The terminal is part of a $983 million project that also includes demolition of the current terminal and running a temporary terminal. Transbay officials hope to open the new terminal by 2014.
Transbay Transit Center aspires to become one of San Francisco’s great civic places. Its architecture is open, full of light and clean air, and environmentally sustainable - a futuristic quarter-mile-long structure that would extend above First and Fremont streets and would be topped by a 5.4-acre park.
transforming the roof of the Transit Center into a public park. The park also actively improves the environment around the Transit Center, absorbing pollution from bus exhaust, treating and recycling water, and providing a habitat for local wildlife. Sustainability is at the heart of our proposal.

No men is a failure who has friends!

The secret of their success...
After almost 1 year on Active Rain (97466 Points / Blog Posts:366), I decided to review my blogging practice pattern. In spite of continuous efforts to improve my writing skill and content of my posts, I did not get as many comments as I was expecting to get. I agonized over this issue as we all are looking for the validation of our pears. It is not about points it is about feeling listened to and acknowledged by others. In other words to fell among friends.

No men is a failure who has friends!
"What a wonderful Life"

Than I decided to take a hard look into Active Rain blogging activity across all spectrums to find the answer to my dilemma. Never had the time to go through 103 pages of 25 groups/each = 2575 groups ... and it was worth it!

  • I learned that some bloggers are here to advertise and generate personal business.
Among them some are large groups with considerable big blogging activity: Realtors (Members: 6086, Posts: 44279), The Art Of Marketing You (Subscribers: 3810 Blog Posts:12607), More Referrals! Tips & Strategies (Subscribers: 1665 Blog, Posts: 4205), Agents who want REFERRALS! (Subscribers: 511 Blog Posts: 919), Referrals Only (Subscribers: 465 Blog Posts: 573),
  • Others bloggers are here to exchange ideas, sometime professional some other time personal. To name only few...
From Professional: PART TIME AGENTS (Subscribers: 22 Blog Posts: 102), My other blog is (Subscribers: 183 Blog Posts: 534), The Lounge at Active Rain (Subscribers: 1119 Blog Posts: 8779), Bringing Businesses and Consumers Together

To Personal: Active Rain Addicts (Subscribers: 378 Blog Posts: 2642), Pet Friendly Real Estate (Subscribers: 207, Blog Posts: 564), Meme's! (Subscribers: 418, Blog Posts: 503), The AR Cookbook....enter your favorite recipes here for all to enjoy. (Subscribers: 22 Blog Posts: 36)

  • Others bloggers express their social, political and religious convictions.

To Political: Silent Majority (Subscribers: 64 Blog Posts: 243),

  • Others bloggers expose hot topics from socio/technological to entertainment today's reality.

To: The Legal Credit Repair Community (Subscribers: 21 Blog Posts: 23),Home & Credit Savvy (Subscribers: 39 Blog Posts: 130),

  • And other bloggers simply:
Group about absolutely nothing (Subscribers: 57 Blog, Posts: 250), The Activerain Silver Star Hall of Fame

2575 groups! quite impressive... So, what am I doing wrong? First I have to start with choosing different groups than the ones had in the past. I have to get off the ones were my posts were not well received.

1. Choose posting to groups that relates directly to my topics. There are 2575 groups out there. In spite of them been small, some groups are more friendly than others. Chances to get comments on your post and connect to other bloggers is limited in the large groups setting.

In the ultimate instance, gaining popularity should be achieved in order to attract more readers and comments among other bloggers.

2. I'll go through my Comments (1032) and add some of them as Associates... A way to thank them, reach out and stimulate the dialog.

As for the potential customers that I am trying to attract to my blog and website promoting my listings or information's about Las Vegas Market Reports. (, )

3. I'll still use some of the mega groups : Realtors, Las Vegas, NV Area Real Estate Professionals, Activerain MLS Online, Las Vegas Investors and Downtown Real Estate, Millionaire Real Estate Investor Referral Network... to name only few. But I won't expect comments from Activerainers.

I don't know about you all out there but I can't spend all my time in front of the computers writing to exhaustion and be sucked in, by the addiction of blogging... I have to write smart, less and with better results. It is my resolution for the new year.

It's a wonderful, wonderful life! You...you want the moon?

ornaments in a row

 A Christmas Gift!!!

I want to share with you few moments from one of my favorite movies of all times... 'It's a wonderful Life". Think about how amazing life can change in a spare of a minute... Even if in our dreams! Keep the faith and who knows maybe our dreams will come true.

What is it you want, Mary? What do you want? You...you want the moon? Just say the word and I'll throw a lasso around it and pull it down. Hey! That's a pretty good idea! I'll give you the moon, Mary...

Enjoy! How contagious the happiness can be!

Las Vegas new and existing home closing 2007

The price of new homes has tumbled nearly 10 percent this year, the inventory of existing homes has reached an all-time high and bank repossessions accounted for a greater percentage of existing home sales in Las Vegas, according to the March housing statistics. "The drop in new-home prices isn't surprising given the large number of existing homes on the market", said Monica Caruso, spokeswoman of the Nevada Home Builders Association. SalesTraq.

chart 1
On the existing home market, it recorded its highest sales this year at 3,175. But that was offset because the drop of nearly 28 percent from March 2006 was even greater than the percentage declines in January and February. In addition, 402 or 13 percent of those 3,175 sales were bank repossessions - the first time that figure has reached double-digits in Las Vegas in history.

The median price of existing homes stood at $280,000 in March, which is down 1.8 percent from March 2006.

Foreclosures fell 8 percent nationwide in September after reaching a 32-month high in August, according to data from California consultant RealtyTrac.

In Las Vegas, the foreclosure rate dropped from one for every 165 households, or 6,197 foreclosures, in August to one for every 185 households, or 5,504 filings, in September.

FROM A SELLER'S MARKET TO A BUYER'S MARKET
Both new and existing homes are worth less than they were a year ago thanks to a combination of increasing supplies and fewer buyers. Here are September's inventory and sales numbers:
